Large French doors open to screened-in lanai with marble pavers, outdoor summer kitchen with bar seating, electric heated swimming pool & spa with Aqua link control, tanning deck & seating area. Kitchen has custom wood cabinetry, granite countertops with tile backsplash, stainless steel appliances, French door refrigerator with freezer, pantry, breakfast bar, eat-in kitchen & dining-living area. Master bedroom has beautiful bamboo floors, 2 closets, 1 is walk-in with built-in shelving & drawers, master bath with walk-in frameless shower & marble vanity. 2 additional guest rooms & bath with direct access to lanai, plus laundry room & 2-car garage. Flat screen TVs in each room and lanai. Living room and master bedroom w/ cable and others are streamed through Roku.
Lift does not operate. You can tie your boat off at the dock, as long as the boat is approved by Owner.

Residential Rules
We hope you have a wonderful time on Marco Island. We ask that you be mindful of the neighbors around you. While you are on vacation, they are full time residents, and not on vacation with you.
Marco Island does have a strict noise ordinance which is in place 24 hours a day. Be aware of this. Should the police go out to the property you are renting, and a noise violation is issued, it will become your responsibility to pay it, should a fine be assessed. Fines start at 250.00, and move to 500.00, for a second visit.
Also note that the "maximum occupants" per unit, is just that, the MAXIMUM. This means that no more than the maximum limit are allowed on property anytime of the day or night. You are NOT allowed guests that would exceed the maximum capacity identified by the Owners. Furthermore, there are TWO vehicles allowed per rental. No more. Parking is prohibited on the swales and can NOT obstruct sidewalks.
